If you have negotiated an offer which is then accepted and even if some money has been paid nothing counts until a contract of sale is signed. Timing can be an issue such as when this happens at COB on a Friday. When the contract arrived on Sunday there was also a higher offer. It's unethical but still legal. After a day of strategizing we put in another higher offer on a signed contract which was also accepted but this time there were no rival higher bids. The auction you have without an auction.

Not happy Jan! It was excrutiating waiting for the call from the agent to say we had really and truly bought our dream home and no-one could take it from us! Nice job with Micky!
